Roseville approves 312-unit Amoruso Ranch subdivision

Roseville officials approved a 95-acre, 312-unit subdivision last week for Amoruso Ranch in the growing northwestern area of the city. The Roseville Planning Commission approved a permit and design review Sept. 25 for Amoruso Ranch "Phase 1 Subphase B-1." The plan includes a park, open space, water quality and landscape lots. The low-density villages in the area are set for 195 single-family residential lots. Densities in the villages will range from 5.5 to 6.9 dwelling units per acre, according to the report. Village AR-8 will have the larger lots at 50 feet by 100 feet. The majority of the lots in the other villages are 45 feet wide and 85 to 100 feet deep, staff said. Any village with lots smaller than 45 feet by 100 feet required approval, as they don't meet the minimum 4,500 square feet for residential lots with attached sidewalks, staff explained. Three villages feature open-ended cul de sacs that connect to the paseo along Green Feather Way. Each cul de sac includes a path connection to the paseo to allow foot access while limiting auto crossings on the paseos. There is one medium-density residential village proposed with the sub-phase. Village AR-10 will include 117 single-family residential lots, staff said. Village AR-10 is proposed with alley-loaded, rear-entry garages. Home entrances will front onto either shared landscaped pedestrian walks, the park or a common green-space lot. The density is 11.4 dwelling-units per acre, staff said. The AR-10 lots will be a minimum 31 feet wide by 61 feet deep, or 1,891 square feet, planners said. Meanwhile, the overall Amoruso Ranch Specific Plan was approved in 2016 for 696 acres in the growing northwestern area of Roseville. The Amoruso plan includes 2,827 residential units, 51 acres of commercial area, 17 acres of public/quasi-public use, 22 acres of parks, 145 acres of open space and 20 acres of urban reserve. Planning Manager Greg Bitter said the commission will hold meetings elsewhere for up to nine months as the City Hall Council Chambers are renovated. Meetings will be held at 116 South Grant Street at the Roseville Utilities headquarters.
