New housing community project approved by El Dorado County Supervisors

El Dorado County Supervisors approved a proposal to build a new housing community that will span 200 acres and include parks, trails and open space. The plan, called The Creekside Village Project, is a proposal by Sacramento-based Winn Communities to build 763 single-family homes in El Dorado Hills on land that was previously part of the El Dorado Hills Business Park. The El Dorado County Board of Supervisors approved the project, which includes 613 active adult (age 55 and over) homes and 150 non-age-restricted homes, plus parks, trails and open space. The undeveloped property, which was de-annexed from the Business Park in 2018, had been zoned by El Dorado County for "Research and Development" land uses, including industrial or warehouse facilities. A previous proposal by another developer, known as Project Frontier, would have located 4.7 million square feet of warehouse facilities on the property but generated significant community opposition. The Creekside Village proposal in contrast was broadly supported, including by dozens of residents in the adjacent Blackstone and Heritage communities. The El Dorado Hills Chamber of Commerce, El Dorado County Chamber of Commerce, El Dorado Hills Town Center, El Dorado Hills Area Planning Advisory Committee, Latrobe School District and numerous other organizations also expressed their support for the project. "The support from so many community members and organizations was very powerful and instrumental in securing project approval. We're grateful to everyone who took time to be a part of the process," said George Carpenter, vice president of Winn Communities. The inclusion of active-adult homes in the new community reduces the number of new students the two-school Latrobe School District will need to accommodate. Active adult homes also generate less traffic and will reduce the impact on Latrobe Road, the area's main thoroughfare. "Blackstone residents overwhelmingly supported the Creekside Village project, which removes the potential for another large warehouse project across the street from our community. The Winn Communities team invested a significant amount of time and effort to understand our concerns and perspectives, and to develop a project that we can all be proud of. We're very excited to see the new community move forward," said Chuck King, president of the Blackstone Homeowners Association. Winn Communities designs and delivers master-planned communities and has entitled more than 30,000 homesites throughout the Sacramento region and Nevada.
