City council approves Toll Bros. 49-lot Folsom Ranch subdivision

The Folsom City Council on March 10 unanimously approved the final map for the Toll Brothers at Folsom Ranch Phase 1A subdivision. The vesting tentative subdivision map was approved in 2020 as part of the larger Phase 1 tentative map. The final Toll Brothers 1A map approved Tuesday creates 49 single-family, high-density residential lots in the new neighborhood south of Highway 50. The growing area is located on the north side of White Rock Road, west of East Bidwell Street and south of Mangini Parkway. With the approval of the final map, the subdivision process for this phase will be complete, staff said. The phase also served as the model home complex for the Regency development. Improvements have been completed, acknowledged and beyond the one-year warranty for several years, staff explained, thus negating the need for a subdivision improvement agreement. Toll Brothers at Folsom Ranch Phase 1 included the subphases of 1A, 1B, 1C, 1D, 1E and 1F. As an update on progress with the Regency project as a whole, the City Council has approved all other final maps with the exception of Phase 1A, making this the last map of this development.
