Planning Commission OKs StudioRes hotel in Roseville

City officials approved plans last month for a new four-story StudioRes by Marriott hotel in Roseville. The planning commission unanimously approved a permit modification Feb. 12 to revise the Stone Point Master Plan. The move allows a three-story, 62,628 square-foot office building and a four-story, 56,700 square-foot hotel with 124 rooms. The site is at 1470 Stone Point Drive near Eureka Road and North Sunrise Avenue. Eureka Development spokesperson Tiffany Wilson of RSC Engineering said the developer was looking for alternative uses for the phased research and business park planned for the parcel decades ago. Marriott scouts were interested in the site. "It's kind of a newer concept. It's an extended stay but more of an efficient, functionable hotel brand with small kitchenettes," said Wilson from the floor Feb 12. "It's more geared toward a traveling nurse, or maybe the construction workers here long term, not necessarily on vacation. So it doesn't have all the bells and whistles of say, a fancy hotel. No restaurant, no pool." The parcel has been graded and partially developed with landscaping, existing parking areas and drive aisles. Office and retail development is located to the south, west and southeast. The Adventist Health office building is located north of the site. Multi-family townhomes and city open space are located to the east and northeast. The hotel building will be four stories with a maximum height of 47 feet, in scale with the surrounding buildings and under the five-story height limit for the area, said Roseville Planner Kinarik Shallow. The commission voted 6-0 for the hotel permit with one absence on the seven-member panel. The vote included an architectural design review and a map to subdivide the 4.61-acre parcel into two lots.
